A seller and her husband had been renting out their home and had their last
renter had run out on them...
they just wanted out...the place was a mess: It smelled horrible, there was
trash everywhere, holes in walls, grungy bathrooms and the kitchen looked as if
somebody had taken a baseball bat to it.
Comps I had run placed the property to be worth about $90,000 in perfect
